The Greco products
Privately owned Houses Private houses range in quality from modern, beautifully finished residences to old houses needing considerable work. They are sold by Greco acting as agent, taking commission from the buyer.
Greco Developments Greco developments range from houses sold ‘off plan’, these may be partly built, to complete houses ready to move into. These developments are owned by Greco and sold commission free.
Plots We have a large number of plots suitable for building. If the plot of your choice is owned by Greco, there is no commission and it comes with valid and current building permission. Choose your location, then use our planning and building services to create the house of your choice or to obtain building permission. BEWARE: Never buy a plot in Greece without valid and current building permission, as in Greece there is no guarantee that building permission will be granted!
Building Services You have a plot, and wish to build? We can show you a wide range of floor plans in Mediterranean or local style to help you define your wishes. We can then create a plan for you, cost it and manage part or complete construction.
Quality and reliability Our construction engineer, Kóstas Karábelas, has been fulfilling the quality demands of his central and northern European clients for 25 years. As a native of the Peloponnese he has the necessary personal contacts with authorities and manufacturers to ensure building standards are met and work completed on time.

Buying Property in Greece? Things to consider...
Location Consider whether you wish to be within walking distance of shops, bars, restaurants or the beach, or whether you´re prepared to use a car or motorbike for your shopping and entertainment. Inland or remote sites are much cheaper, and often offer splendid views to compensate.
Plot Size 4.000m² is about one acre, and a plot of land this size - called agricultural ground - can obtain a building permit, but there is no guarantee that building permission will be granted. Such a plot can be divided by the law of "horizontal division" with certain terms and conditions. To give to you safety we first organize for you the building permission before signing the final contract. Close to a settlement there is sometimes a building zone, where building is possible on any plot which has never been previously divided and there is no minimum size requirement. To ensure your development can proceed all our plots are sold with valid and current building permission, because the government is cancelling every year some of the building zones in certain areas. Within a building area next to a settlement 2.000 square metres will suffice. Within a settlement, building is possible on any not divided plot with its own road access.
House Size House Size is generally measured in square metres (m²). Living Area is the key statistic, derived by taking the external dimensions of each floor of the building and comprises bedrooms, living rooms, kitchens, bathrooms and halls. As a very rough guide the equivalents are:
60-75m² - a small town flat with two bedrooms / in Greece a small house with two bedrooms, probably also with a second toilet
80-90m² - a generous two-bedroom appartment, probably with two bathrooms / in Greece a larger house with two bedrooms and 1-2 bathrooms
100-120m² - a house with three double bedrooms and a generous living area / in Greece the same
150m² plus - luxury!
Verandas, Terraces and Balconies are a cheap and effective way of extending your summer living area.
Greco Basements All our new houses have a large concrete basement whose size depends on the slope the house is built on, on the size of your veranda and whether you want to have a cellar. On level ground the basement will be the size of the footprint of the house including the front veranda. All our basements are finished in 100% earthquake proof concrete and the floor will be at least 1,50m below surrounding ground level and therefor will not have windows above ground level. It will be used as a garage, a store, a utility area or whatever. Converting part of the basement to living accomodation is not legal, but is illegally carried out by many owners. Old stone houses are unlikely to have basements.
Greco House Quality New houses are built earthquake resistant to category III standards (the highest ones), and well insulated. External shutters mean that windows open inwards. Aluminium double-glazing is normal, and separate fly screens are included. Stone finish adds to cost as do open fireplaces. Wiring for television and telephones are considered. Other possible options (at extra cost) include solar heating, air conditioning and central heating (Underfloor pipework for central heating is included as part of the basic price).
Drainage Septic tanks are normal. A two-chamber-system and large bore pipes are used and will not normally require emptying within the first 10 years. The typical Greek requirement to dispose of all paper separately is not necessary in Greco houses.
